Building a home in country can be stressful. Hassles and difficulties with language barriers, business customs, legalities, ownership and construction standards can all contribute to frustration.

Here at Tanaboon we specialize in making this process transparent, smooth and easy to manage from afar. We have staff on hand to

speak English and make sure and all of your questions can be easily answered. At Tanaboon, we do whatever it takes to simplify the process of building your dream home in Thailand. We understand how emotional this kind of experience can be and commit to maintaining your peace of mind. To ensure your deadlines are always met, construction timelines and materials are managed on a strict schedule.

Stage 1. Reservation
Once you decide to purchase with us, you start by reserving the plot of land you love. You can pick the view, the size and the shape. Then you begin working with our English-speaking sales representative to choose your ideal design(s) from our standard floor plan. Customs features are always accommodated.
 
Stage 2. Design development
During this process, our sales representative will work with you to modify the floor plan to fit your needs. This can be done through email if you are abroad. We then prepare drawings of adjusted floor plans during the design process until the final layouts are approved by you.
 

Stage 3. Sales agreement
Once you have confirmed the final layous, we ask you to sign our sales agreement. On the day you sign the contract,you'll receive an Upgrade form to fill out and submit for the Pre-Construction Meeting.

 
 
Stage 4. Pre-Construction Meeting
You and our sales representative will meet to review which upgrades you may want to replace from our standard materials. Then she/he will assist you shopping around for the upgrades and coordinate with the stores for delivery schedule.
 
Stage 5. Permits
We secure all necessary permits required to immediately get the building of your home underway.
 
Stage 6. Foundation and structure
After setting up string lines and reference points for home boundary and location, your home site is excavated, reinforced steel is set before pouring concrete footings. After that, the reinforced concrete structure is properly made and cured, and then steel roof trusses are added.
 
 

Stage 7. Exterior Finishes
When your structure is complete, masonry wall, window and door frames are added to enclose your home. We run conduits for electrical wiring and air conditioning before finishing the wall. Roof tiling is laid over the trusses. Insulation is added underneath the roof tiles.

 
 
 
Stage 8. Electrical system, mechanical and plumbing system
Once the roof is installed, the exterior detail work begins, including trim, molding, windows and doors. HVAC, electrical and plumbing systems are "roughed-in" as exterior trim is complete. All houses have modern 3 phase, grounded electricity.
 
Stage 9. Trim and finish details
Now the fun really starts. You will begin to recognize the home you designed. Tiles, bathroom accessories, lighting fixtures are finished and paint is applied on this stage. Final touches are complete.

 

Stage 10. Landscaping
Your yard is graded to slope away from your house and then grass is laid.

 
 
Stage 11. Quality inspection
While landscaping is being completed, our construction manager and your sales representative continuously perform quality inspections on your home. A "punch list" is prepared including any item that needs attention, and all repairs are made prior to the Homeowner Orientation. After repairs are made and inspected, the home is cleaned and made ready for the Homeowner Orientation.

Stage 12. Homeowner Orientation
You, your sales representative and our construction manager will have a final walk through. Here, they will explain the mechanicals and demonstrate the operation of appliances. You may ask questions about how your new home operates, as well as making note of any items needing attention.

 
Stage 13. Closing
After finishing the Homeowner Orientation, you and our general manager will review the extra cost and the remaining balance. Then, you will sign the closing paper. The payment will be scheduled and paid before setting up a meeting to transfer the ownership.
 
 

Stage 14. Transfer the ownership
For foreigners who have a Thai spouse or form a Thai-registered private limited company, they can own freehold land in Thailand by registering the title deed under their spouse or company's name.

For others, Thai law allows you to lease the land up to 30 years per period with a right to renew it after each period. As the section 540 Civil and Commercial Code says

 
"The duration of a hire of immovable property cannot exceed thirty years. If it is made for a longer period, such period shall be reduced to thirty year. The aforesaid period may be renewed, but it must not exceed thirty years from the time of renewal".

Tanaboon Property does not limit period of leasing which means you can lease the land forever as owning freehold land. To own leasehold land, the paperwork will be processed at the land office and the officer will register your name as a hirer on the back of the title deeds. Stage 15. Warranty period
For one year after closing, the structure of your home is covered under Tanaboon structure warranty. During this time you will receive a 30-day, 90-day and 11 months follow up by letter or a phone call from our customer service officer to ensure continued satisfaction.
