Q. How quickly can I move into a Tanaboon property?
A. The customers can move into their house at Tanaboon Property as soon as the construction is finished, the closing cost is total paid and after the customer has attended the Homeowner Orientation when everything will be explained about your new house mechanicals and appliances operation, including getting the answers to any questions you may have regarding your new home. |

Q. Is it okay to visit and walk around in my home while it is under construction?
A. For the safety and convenient concern, we would not suggest you to walk around your home while it is under construction because it is illegal to check up on the building progress yourself without a work permit since it can be considered work. Even with a work permit, construction work is listed as a restricted occupation.
However, the construction progress will be reported regularly to you who can help you make sure things are coming along correctly. |

Q. If I do not live in Thailand while it is under construction, how will I know that the construction of my house will progress appropriately and smoothly?
A. Our sales representative will regularly report the progression and also forward some photos to keep you update with the construction. Our sales representative will always keep in touch with you.

Q. I am a snowbird. How can I take care of my garden and pay my utility bills while I am gone to my country?
A. We have an option for customers who have to be away from their house for some time; they can open a saving account with Tanaboon in the form called "Bill Payment Fund" Any bill which needs to be paid to Tanaboon (like the water bill and garden care bill) can be paid through this account. Our accountant will automatically deduct the bill cost out of this fund and report to you by email. Other bills such as electricity bill and telephone bill, which need to be paid to the government or other organizations, can be paid by an auto payment through your bank account. Don't worry about taking care of your garden while you are away because we offer you a choice of "Garden Care Service". The fee is reasonable, calculated by garden area.

Q. Do you have any service to help me choose the finishing and decorating items?
A. Yes, we do. During the construction, our staff will help you choose finishing such as tile and other accessories according to your desire and our standard. For the decorating, we have a post-construction service called "Help you settle down"; we together with our experienced home mart partners will work to assist you with the house decoration. |

Q. Can foreigners own land in Thailand?
A. There are 3 different ways to own land in Thailand:
1) Own the land in the name of Thai person you think you can trust, and then lease it back for 30 years with an option to renew. The lease must be renewed after each 30 years period, but it must not exceed thirty years from the time of renewal. (This is the way that we usually do at Tanaboon. Customers lease it from the company.)

2.) Start a Thai company in which you can own up to 49% of the shares and buy and own land through the company.
3) Own the land in the name of your Thai spouse.

By Thai Law, "Property" means both land and immovable structure built on that piece of land. Foreigners can own a movable house such as a wooden house that is able to be demolished out of the land but can not own an immovable structure such as reinforced concrete house. This is because Thai law considers an immovable structure as property as land. Since most houses are immovable property, therefore, foreigners are not able to own an immovable house on the land. |

Q. How secured would it be to own a leasehold land? What will happen if the law changes?
A. Comparing to other methods, owning a leasehold land is much safer because the lease will be registered at the land office and placed on the Title Deeds of the land for a maximum period of 30 years. The initial term of the lease as well as the extension periods and an option allowing the lessee to purchase the land outright if the law change and permit foreigners to own land in Thailand are declared in advance in the Contract of Hire of Land.

During this period, nobody else can have a right on your land. Besides, the lease registered with the Land Office remains in force throughout the term of the lease. |

Q. How much the property tax I need to pay to own a house?
A. There are two different taxes levied on property in Thailand:
1. Land Tax
2. Structures Usage Tax

Regarding to the information from San-Pak-Waan sub district office, in December 2006. Land Tax is levied on land ownership and is a very small amount. For the example land, tax levied will be 60 Baht (=1.71 USD) per Rai and 30 Baht (=0.86 USD) per Rai for the farming land. |

If the property is being used as a private residence, there are 2 cases to be considered:
1. Property for private residence with freehold ownership, there is no property tax.
2. Property for private residence with leasehold ownership is levied to Structures Usage Tax which is approximately 0.5% (of the total rental price) per year.
*The local land office (Or-Bor-Tor) should inform you when tax is due or you can check for notices at the land office.

Q. How much does the maintenance fee cost and what does it include?

Q. Can I get a house loan in Thailand ?
A. Foreigners are able to apply for a loan from Thai banks if they have any businesses in Thailand or they have a Thai spouse or partner who will sign any loan contracts with them.
The loan amount depends on each bank, for example Siam Commercial Bank gives 50% of the purchasing price.
The other method is getting a loan from TISCO Finance Public Company Limited, which will consider giving housing loans of up to 90% of the value of the property to foreigners resident in Thailand who have the "right credentials".

Q. If I decide to buy, how much do I need to put on down payment?
A. 20% of the land and house cost is required before starting the construction and balance of 80% can be paid by installment until the completion of the construction. |
